During the past two years, our team has identified and assessed more than 2,000 sites nationwide for a longstanding medical developer client. The resulting acquisitions, executed in 16 states, have resulted in an increase of more than $75MM in value to our client’s medical portfolio.
RAW LAND DEVELOPMENT
In one of our most community-oriented projects to date, our team conducted a comprehensive Market Study for a private client in the Southeast United States. Based on the results of the study, we set in motion a large-scale mixed-use development plan including the addition of a much-needed national charter school to anchor our client’s multifamily project. This development is projected to not only yield a substantial return for our client, but also attract several hundred new jobs and families to the area.
During Hurricane Irma, Kinetic Bridge provided support to a major insurance firm to find and secure sites for transportation and storage of flood-damaged vehicles. Working constantly throughout the storm, we sourced more than 12 off-market adaptive-reuse logistical support sites in four states for our client.
When our principals took on this challenging industrial project, the property was 100% vacant. After negotiating a 192,000SF long-term lease to a national credit tenant, we conducted on-site project management of all remodeling activities, including obtaining bids and overseeing work on demolition and asbestos abatement, fire suppression systems, electrical, plumbing, and structural improvements. We coordinated with railway officials to achieve the repair and re-activation of two rail lines on site. These efforts ultimately resulted in a 64% increase in occupancy at the facility and creation of more than 50 jobs for the community.
Kinetic Bridge was tasked with a challenging request to locate sites for conversion into multimillion-dollar cultivation facilities. These sites had to meet strict zoning parameters, and required massive power capacity and other unique features. Within two weeks of request, our team identified, assessed and presented three potential sites. During the project, our team coordinated with utility companies, zoning boards, and numerous contractors to ensure all sites met or exceeded our client’s requirements.
